Daytona Beach Resort – 5th floor Oceanfront Studio
This is a 5th floor Oceanfront Studio at Daytona Beach Resort.
This is the view from window…oceanfront. Plerase also notice the walkway in front of this condo, you will not have a private balcony, but you can sit outside your room and enjoy the view, and you will meet your neighbors – because they need to walk passed your room to get to the pool…
Which leads me to issue a warning…close the curtains if you are doing anything that will scare children or attact an audience….that is your PSA for the day.
This is the entire room and you see our Dr Ayman in the background. He is the guy to call in an emergency – any emergency – he can call the front desk to get the air conditioner working or he could make a housecall if you need an epideral.. …
As you can see, we have a gallery style kitchen and king bed.

Here is a better view, full refrigerator, microwave, cook top with 2 burners, cabinets and cabinets… all cookware and dishes provided.
One more nit of information… the kitchen sink is around the corner from the bathroom sink…OK ??
But you will have this view !!

Wyndham Resort – Ocean Walk Timeshare Reservations
At any given time – I have a list of reservations of timeshare condos available for rent. These condos are usually less than private owners condos and much less than the rates charged by the front desk.
The timeshare reservations need to be booked by owners like me 10-13 months in advance. Some dates, like Daytona 500 or Bike Week sell out 13 months in advance and can only be booked by owners who have paid the premium to have Daytona Beach – Wyndham Ocean Walk Resort as their home resort. Other dates like summer or spring break are sold out 10 months in advance, this is the date that all other Wyndham Vacation Owners can book the dates. Wyndham owners can only book 3-4 or 7 night stays that start or end on a Friday – Saturday or Sunday until 60 days prior to arrival, then owners can book any combination of dates available.
The problem is that Daytona Beach – Wyndham’s Ocean Walk Resort is considered a Gold Crown Resort – so everyone is always trying to find dates, or trade into the resort and it is hard to find the more popular dates.
I also have a group of owners that I work with who are also able to reserve vacation dates at Ocean Walk with their Vacation Membership with Wyndham.
To book a reservation, I need a $300 deposit to hold reservation
I will email you 2 documents – 1st general information about timeshares at Ocean Walk Resort – the 2nd will be your confirmation – with name for reservation, dates of reservation and payment schedule.
MAKE SURE NAME IS CORRECT – CHANGES ARE $99.00
50% of balance 60 days prior backed up to first of month
50% of balance 30 days prior backed up to first of month
Add 3% for Credit Cards or Paypal.
Sometime after final payment is received – you will receive a confirmation from me or Wyndham. You usually do not need this to check in, but it helps the front desk find your reservation quicker.
Wyndham Ocean Walk Timeshare Rentals!!
Ocean Walk Resort is at 300 N Atlantic Avenue in Daytona Beach Florida.
Ocean Walk is a property that is managed by Wyndham – Wyndham’s Ocean Walk is the same exact location as Ocean Walk. When this building was built – several high finance things occurred – the 0′s involved makes my eys cross, but when the smoke clears you have 3 separate entities::
- Private owners who own and manage their own condos
- Private owners who allow Wyndham to manage their condos
- Timeshare condos thru Wyndham Vacation Ownership
1.) Would be me… I own and rent 2 distinct 2 bedroom condos at Ocean Walk. I have a 14th floor condo or an 18th floor condo
2.) Would be the front desk – condos available at www.oceanwalk.com
3.) These are specified condos that Wyndham manages (cleans and maintains rooms- maintains reservations – checks in guests – is responsible for a % of resort maintnence..etc ) and charges us for timeshare owners who buy points or weeks in order to go on vacation. Some timeshare owners do not use their points or weeks and try to sell their vacation time off to pay their maintenence fees. A wyndham timeshare ownership is quite an expense, once you purchase your allotment of “points” you have maintnence fees and of course property taxes every year to keep on top of. However all owners can re-assign their time to “guests” be it family or friend or side purchase.
Some facts about these Wyndham Vacation Ownership or Timeshare Condos::
You must be 21 with a major credit card to check in
The reservation must be in the name of guest standing at front desk at check in with credit card.
Wyndham will need a credit card from you for a security deposit – they manage that part.
You will get 1 parking pass on check in.
The Wyndham rooms are assigned on arrival – we can not specify a room number or a view.
The Wyndham rooms are assigned on arrival ( I say this 2x because some people do not clearly understand that I can not guarantee oceanfront or a lower floor.)- we can not specify a room number or a view. We do not know the floor – or view.
A guest with a Wyndham timeshare condo will need to abide by all rules set up by the resort – if you do not – Wyndham has the power to remove you from the resort – no refunds will be given to guests that can not behave. The following behaviors have gotten guests removed in the past: Yelling from balconies, throwing things from balconies, allowing drunk guests to hang over your balcony. Even if the offender is not you – if a person in your party invites someone back to the room – you need to monitor their behavior. If Wyndham has determined that you have broken the rules I am powerless to help.
In general: tips for getting a better room:
ALL 3 BEDROOMS are OCEANFRONT
Certain 2 Bedroom Lock Outs are OCEANFRONT- (I know which ones:)
2 bedroom deluxes can be oceanfront, oceanview or cityview
1 bedroom deluxes can be oceanfront, oceanview or cityview
1 bedroom suites do not have balconies, you will look at the hallway
1 bedroom standards are cityview
